1. Definitions
You /our customer, if there are more than one of you, are responsible for all obligations for the rental of any property in full for which ever property, be that villa or apartment and for which ever Time / Period dates agreed that you are renting the property from-until.
Client/Owner of the property.We are not the owners.
For correspondence we need only write to the first person making the booking on your behalf.
2. Conditions
i) Booking.
You must exceed 18 years of age to book a property. Anyone not exceeding 18 years of age must be accompanied by an adult. We have the right to refuse any booking at our own discretion.
Before making any booking you must contact us in order for us to then obtain confirmation from the owner of the property that it is available for your chosen dates. Villa availability, conditions and prices can change between the making of an offer by the Company and acceptance by the client. We have the right to refuse or amend any booking. When you confirm that you would like to book any property, we will proceed to make the final availability enquiry to the owner of the suggested property and confirm your booking in writing to you.In order for us to confirm this reservation of the property for you we require a 50% deposit of the total rental cost unless a lesser percentage has been agreed. This can be sent by bank transfer and in order to avoid disappointment offers should be accepted as soon as possible and the deposit sent by bank transfer within no less than 5-7 working days after confirmation/booking/bank details have been sent to you. The other 50% must be paid at least 4 weeks prior to the start of your rental period. If you book your property less than 30 days prior to your arrival date the full rental rate will be payable upon confirmation. Some property owners can have different arrangements for balance payments which will be explained to you at the time of booking.Most villa owners will only accept for a minimum of a two week period however this can vary depending on the owners discretion and acceptance of a booking period.The final rental prices are given in Euros.
ii ) Security Deposit
A breakage deposit is required of usually 1000 euros to protect against any damage done to the property, breach of these terms and conditions, cover any charges, including but not limited,to breakage or excessive cleaning or loss of anything belonging to the property and is payable upon any booking made by you.This is refundable and paid back to you providing nothing has been damaged to the property.The amount of this deposit can vary depending on the villa or apartment booked and will be explained to you prior to your booking.This deposit must be given before we can let you have access to the property unless discussed otherwise.We will pay this back to you in full, promptly after the end of your rental period providing nothing needs to be deducted due to loss or breakage or anything in relation to breach of these terms and conditions.If damage has occurred we may withhold the deposit until we receive confirmation from the villa owner that of the total amount of costs occurred. Any loss or damage by you or your guests even if it exceeds the total value of the security breakage deposit is your total responsibility and it is at your own interest to ensure that the inventory is accurate upon your entrance to the property in order to avoid any discrepancies. You shall accept full responsibility for any accidents caused by negligence, misuse of the property or failure to comply with applicable regulations. If you break or lose anything of ours or the owner’s you must advise us so that we can arrange as soon as possible for a replacement or repair to be made which is what our customers expect. You must not try to rectify any breakage or maintenance your self. Properties are let fully furnished. Water, gas, electricity and linen is included in the rental price. Phone bills are separate and any telephone net access requirement will need to be requested prior to your holiday. Any cost can be taken from the security deposit if the usage of a telephone is agreed.
iii) Behaviour
You agree to not jeapordise any insurance cover on the property. We want you to have the best of holidays but you and your party are responsible for any unreasonable or disruptive behavior such as loud music and or late night, early morning rowdiness causing unreasonable annoyance, noise, damage, fire, crime, danger or distress to the property or surroundings and will therefore not be tolerated by us or the property owner and in which case we have the right to evict you.Weddings,parties,or events are not allowed without prior consent in writing.Any parties held at the property without prior written consent or any disruptive events held at the property will result in the loss of your security deposit.You will be liable to reimburse the company for any expenses whatsoever.In the unlikely event that we evict you from the house we will not refund you any refund or pay any costs of alternative accommodation. You are expected to behave in a manner that is respectful and considerate to others.The number of people staying at the villa must not exceed the number of sleeping beds indicated in the description of the property.In the event that the number is exceeded without prior agreement, the Property Owner reserves the right to refuse the booking at their sole discretion. The Property Owner or his/her agent or rep. shall be allowed to access the accommodation at any reasonable hour during the rental period for the purposes of inspection and or maintenance/cleaning. We will tell you in advance and keep any disruption at a minimum. We want you to enjoy you holiday in peace.
iv) Insurance
You must warrant your own Travel Insurance. When you go out you must lock all windows and doors securely. Loss or damage, of personal belongings, breakage or personal injury shall not be the responsibility of the property owner or representative.
v) Cancellation
Cancellation by the company:
In the unlikely event that we need to cancel your booking due to any factors beyond our reasonable control, such factors may include the property becoming uninhabitable due to e.g. environmental hazard, fire, flood, storms, sale or withdrawal of the property by the owner. In such cases we will contact you immediately and advise you of the situation as soon as possible. We will do our utmost best to find you an equivalent property. If we do our best but still cannot find you an alternative you agree to accept a full refund from the owner together with our sincere apologies. We cannot accept any cancellations or charges that may occur due to other travel arrangements as a result of this.
Cancellation by the client:
You the client have the right to cancel your booking at any time.This must be received in writing by us.If you do decide to cancel your booking for whatever given reason a refund will only be given if the property is re-booked for the said dates in which case we will gladly refund back your deposit less a 100 € administration fee. If we are unable to rebook the property you will be liable to the cancellation charges and the deposit will be withheld.
3.Contract:
Unless expressly stated otherwise in writing the terms and conditions printed herein apply to every contract made by the company to the customer who by making a deposit payment is deemed to have agreed to the contract and accepted these terms and conditions herein. This is our entire agreement and any changes must be written in writing. Unless we cause you personal injury you accept that we are not liable for anything exceeding the total rental price. Any formal complaints must be made within 10 days of departing the property otherwise we are not liable.
4. Website:
Offering subject to errors, omissions, change of price or withdrawal without notice. We do our best to keep our information provided in the website accurate and up to date. These particulars are believed to be correct but their accuracy is not guaranteed neither are the contents contractual terms in acceptance with regards to the above ie. once a payment has been made to us by you a contract is automatically made.
